Simple maintenance on a regular basis can save you thousands of dollars in home repairs and headaches. The most serious issue that can arise from lack of maintenance is the intrusion of water. Caulking and grouting are probably the most important maintenance you can do around water areas. This photo represents the condition of the existing deck when I was hired to remodel this home. As you can see, we had to use 2x4s to prop up the second story deck because it was literally falling off the home and causing a serious hazardous condition.
When remodeling, it’s nice to have a choice when to start your project as opposed to getting a surprise catastrophe and then left with no choice whether to remodel or not. The home in these pictures was unattended to for basically the entire time it was occupied. The lack of maintenance affected the exterior decking severely. I was brought on to remodel the interior and exterior and completely redo the deck.
Here are photos during the first week of demolition where we removed all of the old decking materials and tile. The water damage you can see on the wood structure shows what happens when there is a lack of maintenance, caulking and grouting.
