Yearly Preventative Maintenance Check List

FOR ALL JLGC JOBS

 

INTERIOR

  • Maid service separate from this list
  • Do not use bleach, Clorox or vinegar products or Windex on natural stone.
  • Use a daily cleaner and re-sealer for natural stone. And wipe down your counters daily at the end of each day of use or after cooking to keep ahead of buildup of grease and grime and acids
  • JL custom cabinets and woodwork are lacquered – do not touch up with paint – WAX OK – PLEDGE OK
  • Wipe down all wood work, doors, door frames, casing and base molding
  • Clean all door and window tracks
  • Wipe down all hardware door knobs and cabinet pulls and window cranks
  • Wipe down all hanging light fixtures
  • Vacuum drapes and lamp shades
  • Follow cleaning instructions for each product used in the home
  • Do not use bleach or green scrub pads on any surface – especially stainless
  • Re- caulk sinks and bottom of backsplash around sinks and shower floors and all wet areas every year or 6 months depending on use
  • Vacuum or dust the wood and tile floors before spot cleaning. Use Bona
  • Change salt in water softeners
  • Clean dryer vent
  • Clean hood above the stove to remove the grease
  • After the first year look for caulking that needs to be done inside the house
  • If no one is living in the home for periods of time, then you must run dishwasher and flush toilets monthly to prevent dishwasher sealing drying out and sewage build up and drying on the sewage drain line
  • Replace batteries in smoke detectors YEARLY
  • Replace return air vent filters every 3 months
  • If you don’t have a water softener or descaler you will have hard water spots on all your shower doors and plumbing fixtures
  • See warranty information on all products installed
  • See care instructions for all materials installed
  • HVAC filters changed; ducts cleaned
  • Check smoke and CO2 filters
  • Test your security systems with your central station – confirm or change emergency contacts – at least every few years

 

EXTERIOR

  • Wash windows and window screens – wipe clean of dust and grime build up monthly
  • Wipe down exterior doors for dust build up
  • Clean gutters seasonally or add screens to top of gutters if tree droppings are a build up Check leveling after storms
  • Check caulking and paint for touch up as needed outside and inside as home ages
  • Wash the house with ionized water
  • Clean exterior light fixture glass and frames
  • Hose off deck and patio areas regularly for dust build up and grime from road dust etc.
  • Deck drains flushed (annual task)
  • Clean tire marks off driveway on regular basis every 3 - 6 months
  • Paint touch ups as needed
  • Have qualified roof inspection and check your skylights for touches and caulking (every few years)
  • Stone finishes, interior & exterior may need attention and resealing (every few years)
  • Irrigation systems adjusted cooling temperatures and reduced water needs – make sure water is not hitting the structure causing damage to finishes and potential leaks – clean out landscape drains clogged by plants and yard debris (this should be done on a quarterly basis)
  • Coastal properties must have window / door cladding and hardware cleaned (according to manufacturer's warranty), salt air will pit and effect appearance and longevity (this should be done on a monthly basis)
  • Hot tub should be drained (depending on use, 2x a year) and cleaned
  • Make sure foundation vents are secure and not an entry for critters
  • Trim trees a minimum of 5-0” away from structure and shrubs 12” away from buildings and walls
  • Wash down metal standing seam roofs at least 1x a year
